Comprehensive 25-Point Home Inspection Checklist

Exterior Inspection:

1. Walk the perimeter of your home to inspect windows & doors for concerns of attempted access or leaks/cracks.

2. A/C, pool pump, water softeners, etc. for damage or theft.

3. Landscaping & lawn to determine the level of care provided by the lawn service company.

4. Roof & gutters for damage or obstructions (from ground level).

5. Porch/Deck access door(s) & screens for damage or attempted access.

6. Animal-related damage to home, lanai, or yard.

Upon Entering Your Home:

7. Record your thermostat settings and thermostat readings.

8. Record the humidity level of your home using a portable humidity/temperature meter.

Interior Inspection:

9. Inspect all windows/doors for leaks, attempted access, cracks, or damage.

10. Run water in the kitchen sink checking for leaks under the sink.

11. Run garbage disposal (if applicable).

12. Check the refrigerator(s) & freezer(s) temps.

13. Short cycle the dishwasher once per month.

14. Check & reset clocks on appliances (indicates power failure).

15. Inspect the garage for attempted access, insects, pests, etc.

16. Check the electrical panel for tripped circuit breakers and hot breakers.

17. Check the water heater for leaks, corrosion, etc.

18. Run water in the master bath sink(s) and inspect under the sink for leaks.

19. Run water in the master bath tub/shower and inspect for leaks.

20. Flush the master bath toilet inspecting for leaks and function.

21. Run water in the guest bath sink(s) and inspect under the sink for leaks.

22. Run water in the guest bath tub/shower and inspect for leaks.

23. Flush the guest bath toilet inspecting for leaks and function.

24. Check ceilings, coves, light fixtures, etc., for leaks or damage.

25. Inspect for insects, pests, etc., throughout the home.

Additional Services Available Upon Customer Request:

1. Forwarding mail and packages to ensure you receive important correspondence.

2. Inspection of security lamps/lights on timers, with the replacement of bulbs as needed for optimal functionality.

3. Coordination to meet contractors and maintenance professionals, facilitating home maintenance tasks.

4. Holiday decorating services to add festive touches to your home as per your preferences.

5. Handling the relocation, removal, or covering of outdoor furniture for seasonal changes.

6. Stocking the refrigerator and/or pantry with your favorite items for a personalized touch.

7. Plant and Garden Care- Water indoor plants if needed - Check outdoor plants for water.

Pricing: We believe in running our business transparently and provide our rates upfront for a basic Home Watch inspection visit (based off frequency and total square footage).  Each property is unique and each client’s specific needs are unique.  Set pricing will be determined once the property is viewed and will be based off client’s specific needs.  Additional services are offered and priced separately.
